In 2014 planning permission was granted on appeal for Morris Homes (North West) for the demolition of the existing St Helens College building and its replacement with 10 houses on Crow Lane East, Newton-le-Willow.
The main issue was the loss of the former college building, deemed to be of local heritage importance. However, we successfully demonstrated the building was not of sufficient merit to warrant retention.
We demonstrated that demolition could take place without planning permission. The Inspector agreed and considered the fall-back position to be realistic and afforded it considerable weight. She concluded that the building was not of sufficient merit and was ill-suited to conversion with the proposal making a positive contribution to the character and appearance of the area.
